Description

OFFICE SPACE WANTED BY THE U. S. GOVERNMENT IN SAN FRANCISCO, CA The General Services Administration, on behalf of THE DEPARTMENT OF EDUCATION, desires to leased approximately 66,000 Rentable square feet of fully serviced, First-Class, air-conditioned office and related space for a ten (10) year term. The rentable space must yield a minimum of 57,325 BOMA Usable square feet of contiguous space and the offered space must have a minimum floorplate of 13,000 Usable square feet. The site must be located within the Central Business District of SAN FRANCISCO and be within the area bounded by: EAST: THE EMBARCADERO WEST: FRANKLIN STREET SOUTH: HOWARD STREET NORTH: TWO BLOCKS WEST/EAST ON EACH STREET THAT ENTERS MARKET STREET AT AN ANGLE BUT NOT BEYOND FRANKLIN Three (3) on-site, secured and reserved inside parking spaces with 24-hour/7-day-a-week access are required. The building offered must be of sound and substantial construction, the kind generally recognized as a modern office-type building and be fully handicapped accessible. The space must be altered to meet the Government?s requirements. Occupancy is desired by April 2005. Space that contains friable asbestos or P.C.B. material will not be considered. Additionally the building must conform to Life Safety Performance Level of ICSSC RP 6. Expressions of interest should include all of the following: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space by floor.
