Description
The US General Services Administration is seeking to lease approximately 25,000 usable square feet of office and related space. The space must be located within the "Loop" of the Central Business District of Rochester. The space offered shall be located in a modern class A office building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in excellent condition acceptable to the Contracting Officer. If not in a new office building, the space offered shall be in a building that has undergone, or will complete by occupancy, first class restoration or adaptive reuse for office space with modern conveniences and deemed by the Contracting Officer to have an acceptable level of quality. If the restoration work is underway or proposed, then architectural plans acceptable to the Contracting Officer shall be submitted as part of the offer. The building shall be compatible with its surroundings. Overall, the building shall project a professional and aesthetically pleasing class A appearance including an attractive front and entrance way. The building shall have energy efficient windows or glass areas consistent with the structural integrity of the building, unless not appropriate for intended use. The facade, downspouts, roof trim, and window casing shall be clean and in excellent condition. The space offered must be contiguous and all on one floor. The offered space must be deemed by the Contracting Officer to be able to maximize the use of the space by providing an efficient and effective layout including appropriate shape and column spacing of the offered space. The lease term will be for ten (10) years, cancelable by the Government after the fifth year.
