U.S. General Services Administration Seeks Expressions of Interest for Developers Prince George's County, Maryland THIS IS A RE-ADVERTISEMENT OF AN EXPRESSION OF INTEREST THAT APPEARED IN OCTOBER 2003. IF A RESPONSE WAS SUBMITTED FOR THE ADVERTISEMENT IN OCTOBER 2003, THEN A RESPONSE IS NOT REQUIRED FOR THIS ADVERTISEMENT. REQUIREMENTS: The General Services Administration (GSA) is interested in selecting a short list of development teams to participate in a lease procurement for the development of 268,762 Rentable Square Feet of office and related space for the National Oceanic and Atmospheric Administration (NOAA) in Prince George's County, Maryland. GSA will conduct a 2-phase procurement for this design/build facility. In Phase I, interested development teams, including architects, will be required to submit qualifications and past performance information. Minimum criteria include experience with comparably sized and complex development projects. From the information provided in Phase I, the most highly qualified offerors will be invited to submit technical, design and price proposals for Phase II. For this procurement, the Government has developed substantial design guidelines that will be part of the SFO for Phase II. The annual rental rate for this lease is subject to the Congressional Approved Prospectus Number PMD-10W04. DELINEATED AREA: GSA is simultaneously selecting the site and will negotiate an assignable site lease or purchase option with the landowner. The successful offeror will be required to exercise the assignable option after lease award. Information regarding the site and option terms will be available to those offerors advancing to Phase II of the procurement. OCCUPANCY: Occupancy is anticipated to begin in Summer 2007. LEASE TERM: Up to 13 years firm.
