Description
Description: General Services Administration is interested in leasing office space in the range of approximately 14,700 Net Rentable Square Feet, which will produce approximately 12,782 Usable Square Feet for TRICARE Regional Office ? South (DOD). Parking requirements shall consist of approx. 28 structured employee spaces, 30 open-surface employee spaces, and ADA & visitors parking per federal & city requirements. The Government will consider, alternative space only if it?s economically advantageous to the Government including infrastructure cost, moving, alterations, telecommunications etc. The estimated above-standard specialized tenant improvement cost is $ 726,228.00. No build-to-suits or sub-leases. Unique Requirements: 1. TRICARE Regional Office South (DOD) must have ready access to the subject space 24 hours, 7 days a week. The subject building must provide the well-maintained appearance, dignified and consonance with a professional image. 2. Space must be contiguous not separated by a public corridor and have telecommunication T-1 capability at 1.544 mbps. 3. The parking is to be open surface or structured parking and at NO additional cost to the Government. The parking area is to provide a reasonable level of security to prevent crime to persons and Government property. Lease is to be fully serviced including janitorial service & utilities. 4. Proposed building should be within 3 blocks of a public bus stop, as well as on a daily postal route. Adequate maneuvering room is required for a 400-foot truck, with one-bay area loading. This E-posting is in pursuant to Executive Order 13006, Section 106 of the National Historic Preservation Act & Public Buildings Cooperative Use Act of 1976. Area of Consideration: The subject space is required in or within the following delineated area: North - Callaghan Rd. & I-10; South - Fredericksburg Rd. at Loop-410; East - I -10 Hwy; West - Fredericksburg Rd. Term: The lease term is: 10 years, with 5 years being firm term with 60 days termination rights by Government.
