- U.S. GOVERNMENT SEEKS SITE FOR BUILD-TO-SUIT SAN ANTONIO, TX. REQUIREMENT: United States Government is seeking a 9-acre site to accommodate a 145,000 rentable square foot build-to-suit office building to be leased by the Government. The site should not be within close proximity to residential areas, Public Defenders, US Customs/Immigration and Naturalization Service, Probation Offices, social services, or other businesses or facilities deemed unacceptable for security reasons. Once the site is identified, it is the intention of the Government to negotiate a 12-month option agreement. SITE REQUIREMENTS: The following criteria will be used when considering offered sites: 1) Whether site is within the delineated area; 2) Site's environmental condition; 3) Site's archeological resources; 4) Site's historical resources; 5) Site shall be outside the 100-year floodplain. In addition to the above criteria, the acquisition cost of the site and estimated development costs will be considered. DELINEATED AREA: South: U.S. 90; East: Coliseum Rd./IH-35; North: Wurzbach Parkway/North Loop 1604; West: Zarzamora St./Babcock St. Proposed sites must be within the city limits of San Antonio. LEASE TERM: 14 years firm. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Evidence of authority to represent the owner; 2) Map indicating site location, including address and/or cross-streets; 3) Offering entity’s name, address, telephone and fax number.
