- WANTED TO LEASE OFFICE SPACE/WAREHOUSE SPACE TO THE UNITED STATES GOVERNMENT The United States Government is expressing interest in locating Class A office space and warehouse space in St. Charles, IL bounded by the following delineated area: North: North Avenue South: East Fabyan Parkway East: State Route 59 West: Riverside Avenue The purpose of this advertisement is to seek information from property owners willing to provide approximately 11,500 square feet of rentable space. Rentable space must yield approximately 2,500 square feet of office space and 9,000 square feet of warehouse space, available for use by tenant for personnel, furnishings and equipment. Office and warehouse space must be adjacent. Office space must be contiguous on 1 floor. Warehouse must have a roll up door level with the street/parking lot for access. Space should have its own entrance. Targeted occupancy date is July 2004. Lease term desired is 18 month/ 12 month firm term with a 30 day cancellation clause. The space offered should provide a modern environment, which meets the General Services Administration’s fire, life safety and handicapped accessibility standards. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent building ownership.
