Description
REQUIREMENT: General Services Administration is interested in leasing 11,100 net rentable square feet, which will produce 9,649 BOMA usable square feet. The Social Security Administration will occupy the space. LEASE TERM: 10 years firm. UNIQUE REQUIREMENTS: Office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space offered must have potential for efficient layout; columns must be at least 20 ft. apart center to center; space should not be ?U? or ?L? shaped or exceeds a length to width ratio of 2:1. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. The Government requires a fully serviced lease including 90 parking spaces on site. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. For unimproved sites, 2.5 acres will be required. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Bayou Garden Blvd EAST: Main Street SOUTH: Hollywood Blvd WEST: Hwy 3040 (Martin Luther King Blvd) EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawing of space offered 3) Square footage offered 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
