Description
US GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 1,760 ANSI/BOMA Office Area sq. ft. of Class A office and related space in Newnan, GA. The space is to be occupied by the Social Security Administration (SSA). The space to be occupied requires approximately 1,760 rentable square feet (RSF), and must yield approximately 1,600 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: The Government requires a fully serviced lease Street level contiguous (same floor) space preferred. An intrusion detection system (IDS) is required. Its exact design will depend upon the circumstances of each site. Access is required (7:00 AM to 6:00 PM). Space shall not be located in high crime areas or in any area that will necessitate more extensive and stringent building security. There must be adequate employee parking on site in accordance with local ordinances. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The Government and/or its contractor to ascertain compliance with NEPA and other applicable regulations shall inspect the site. Site must be located outside the 100-year flood plain. New construction will not be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Location: Space must be located within the following geographic boundaries of Newnan, GA: North: Millard Farmer Industrial Blvd from Jackson Street to Bullsboro, Bullsboro/Hwy34 to Lassiter Road; South: Long Place/Salbide Avenue from Jackson Street to Perry Street, East Broad Street/Lower Fayetteville Road from Perry Street to Lassiter Road; East: Lassiter Road from Lower Fayetteville Road to Bullsboro/Hwy 34E; West--Jackson Street from Long Place/Salbide Avenue to Millard Farmer Industrial Blvd.; Lease Term: The lease term shall be for 10 years, 3 year firm term of the lease, termination and renewal options will be stated in the Solicitations for Offers which will be issued to those offerers whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date will be by August 25, 2004. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered. The space must be built within a two to one ratio.
