Description
The General Services Administration (GSA) desires to lease approximately 35,000 Usable square feet of contiguous office and related space above the ground floor level, together with a minimum of nine (9) parking spaes within 1-1/2 blocks of the offered space. The space mush yield between 33,600 and 40,000 usable square feet as measured per American National Standard ANSI/BOMA Z65.1-1996. Tenant - The Office of the Circuit Executive of the U.S. Courts. Location - Offered space must be within the area bounded by: The Embarcadero, Stockton Street, Bush Street, Franklin Street (extended to the corner to Mission and Otis), Highway 101, and Harrison. The building offered must a) be located in the central business area of the city of San Francisco with the immediate surroundings, streets and sidewalks presenting a well-maintained, professional and prestigious appearance, b)be of the sound and substantial construction of the type generally recognized as Class A modern office building, c)be fully serviced, d)be capable of code complience, e)offer tenant the ability to intall a rooftop satellite, and f)be altered to meet Government requirements. The building must meet FEMA 310 seismic standards. Additional requirements include, but are not limited to, a)must be capable of meeting tennant specific security and emergency power requirements, b)be in close proximity to BART. Further, accommodation of the requirement on a single floor is preferred, or that multiple floors be connected with internal stairway. It is desirable that at least one floor offered provide a minimum of 22,000 Usable square feet. Expression of interest should include all of the following: 1. Building name and address. 2. Usable and Rentable square feet offered and rate per rentable square foot. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space on a floor-by-floor basis. Term/Occupancy - The term of the lease will be 10 years firm. Occupancy is desired no later than August 20, 2004.
