Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN BEAUMONT, TEXAS SFO 2TX0398 REQUIREMENT: General Services Administration is interested in leasing approximately 2,000 rentable square feet which will produce 1,800 BOMA usable square feet. Space will consist of approximately 500 square feet of office space, and 1,500 square feet of warehouse space. The space will be occupied by the U. S. Fish & Wildlife Service. LEASE TERM: 8 years/5 years firm. UNIQUE REQUIREMENTS: Office and warehouse space must be co-located in one building. The Government requires a fully serviced lease. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Office space to consist of two offices and separate male and female restroom and shower facilities. Warehouse space must be a minimum of 20 feet X 25 feet on ground level with drive-in/drive-out capability. Space must be undivided with a minimum of 14 foot ceiling height and direct access to and from office area. Warehouse space shall be equipped with a minimum of 1 roll-up garage-type door with at least a 14 foot overhead clearance and 10 foot side to side clearance. Warehouse space shall meet minimum standard requirements for ventilation and fire suppression for storage of gasoline in the vehicle/boat fuel tanks. Agency requires 24-hour access to space. Three reserved parking spaces as near to the main office entrance as possible are required to accommodate full-size pick-up trucks. LOCATION: Offered properties must be located within the city limits of Beaumont, Lumberton, or the Rose Hill Area. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawing of space offered 3) Square footage offered 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
