Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN MOUNT PLEASANT, TEXAS SFO 0TX0031----- REQUIREMENT: General Services Administration is interested in leasing 4,486 net rentable square feet which will produce 3,901 BOMA usable square feet. The space will be occupied by the Social Security Administration.----LEASE TERM: 15 years - 10 years firm.----UNIQUE REQUIREMENTS: The Government requires a fully serviced lease including 15 parking spaces on site. Separate employee and visitor parking and green space are required. In accordance with special security regulations, the building is required to have a 50 foot setback from all potential points of explosion. Office space must be contiguous and on one level without being split by a public corridor. First floor space is required. Space offered must have potential for efficient layout; columns must be at least 25 ft. apart center to center; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 3:2. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage.----LOCATION: The Government desires that a new building be constructed on a one-acre site located in the City of Mount Pleasant, Titus County, Texas having a frontage on Highway 271 Bypass 175 feet, and being generally, from the northwest corner of the Highway 271 Bypass and Elsye Street. The Government holds an assignable option for the land. At lease award, successful offeror will purchase land from land owner for a price of $120,000. The Government has completed a Phase 1 Environmental Assessment of the site, and a determination has been made that no further environmental review is required. This Environmental Assessment does not include a determination of soil conditions.
