Description

The Government is interested in leasing approximately 7,096 rentable sq.ft. yielding 6,170 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in SMITHFIELD, NC. This space is required no later than DECEMBER 1, 2004. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: Hospital Road.; EAST: Hwy 301; SOUTH: Intersection of Hwy 301 and 3rd Street; WEST: 3rd Street, Church Street to1st Street to Caswell to 2nd Street, to Buffalo Road. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate a ratio of 1 parking space per 225 rentable square foot. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
