- U.S. GOVERNMENT/THE GENERAL SERVICES ADMINISTRATION SEEKS OFFICE SPACE TO LEASE IN DES MOINES, IOWA The U.S. Government seeks to lease office space consisting of approximately 9,000 ANSI/BOMA Office Area (previously usable) square feet of Class A office and related space to rent, including two (2) parking spaces. All services, supplies, utilities, partitioning and required tenant alterations are to be included in the rental consideration. The tenant alterations will include requirements to meet circulation, acoustic, secure air-conditioned ADP room with separate zoned HVAC required, and floor load specifications with regard to library shelving. The space is required by summer 2004, for ten (10) years, five (5) years Firm, with the Government having cancellation rights, in whole or in part, once the Firm term has been satisfied. Space must be contiguous, located on the 2nd floor or above for security reasons. The initial tenant will be the Federal Public Defender office which cannot be located in the same building as the Office of U.S. Attorney, USMS, U.S. Probation Office, Pretrial Services Office, Bureau of Prisons, and any other law enforcement agency as described in 18 U.S.C. 114. The minimum spacing between structural columns in a building should be 20 feet on center.
