- U.S. GOVERNMENT/THE GENERAL SERVICES ADMINISTRATION SEEKS OFFICE SPACE TO LEASE IN SIOUX CITY, IOWA The U.S. Government seeks to lease office space consisting of approximately 18,778 ANSI/BOMA Office Area (previously usable) square feet of Class A office and related space to rent, including four (4) structured parking spaces. All services, supplies, utilities, partitioning and required tenant alterations are to be included in the rental consideration. The tenant alterations will include requirements to meet extensive security measures unique to the tenant agency. The space is required by summer 2004, for Ten (10) years, Five (5) years Firm, with the Government having cancellation rights, in whole or in part, once the Firm term has been satisfied. Space must be contiguous, located on the third floor or above for security reasons, and preferably on one floor, but no more than two floors. The initial tenant will be the United States Attorney office which should not be co-located with the offices of the Public Defender, Probation, or Pre-Trial Services. A future growth pattern of 1,800 ANSI/BOMA Office Area square feet after the firm term could be possible. The minimum spacing between structural columns in a building should be 20 feet on center.
