Description
The U.S. General Services Administration is seeking to lease build-to-suit space in Cheyenne, WY within the following delineated area: I-25 on the west, Four Mile Rd. on the north, Pershing Blvd. on the South, College Dr. on the east. Sites within Historic Districts, if any within the delineated area, are encouraged to offer. The building shall yield a minimum total of 10,179 usable square feet (usf) to a maximum of 10,400 usf of office space which shall be contiguous and located on the 2nd floor. The 1st floor shall comprise secure (covered/enclosed) parking housing a minimum 22 spaces with room for 10 more spaces to be added later. The secure parking shall have minimum 14 feet of clear vertical space measured from the finished floor to the lowest obstruction. The building shall have a 100 foot setback on all sides, exclusive of right of ways and/or easements. There shall be additional outside parking for visitors adjacent to the building, but fenced off within the site from the building/secured parking areas. The perimeter of the site shall contain an anti-climb 10 foot high, wrought iron fence. The building, and the site, each shall contain two separate means of ingress/egress. Each site ingress/egress shall occur at separate thoroughfares. The site MAY NOT be located: a) within the 100 or 500 year floodplains, or b) adjacent to any residential areas; schools; day care centers; probation/parole or other Federal, State, or Local agencies serving similar clients; social services; halfway houses; rehab programs; criminal practice law firms; and/or no drug zones. All services, supplies, utilities, and required tenant improvements are to be provided as part of the rental consideration. Other agency specific requirements are 24/7 access and roof antennae/satellite space. The building, space, and all parking must be accessible for the physically challenged, meet all fire and life safety requirements and meet federal new construction seismic requirements. The lease term shall be for 12 years with completion and occupancy by April 1, 2005. Letter of Interest to offer including proposed site location map shall be submitted for receipt no later than Aug. 1, 2003. No offers shall be considered after this date.
