OFFICE SPACE WANTED For Lease by the U.S. Government Location: The U.S. Government is seeking quality office space in St. Paul, Minnesota within the cental business district boundaries of: North: University Avenue East: Lafayette Road to Mississippi River East to Bayfield Street east end South: Congress Street to West Bayfield to Airport Road Cherokee Avenue to Airport Road to Congress Street Smith Street to Grand Avenue to Western Avenue West: Western Avenue Space Requirements: Approximately 25,000 rentable square feet that will yield between 20,000 to 22,500 square feet of contiguous usable space and 123 on site parking spaces are also required. Lease Term: Ten years firm with occupancy desired by Spring 2005. After an on-site survey by a Government representative, the area of consideration may be revised to include a smaller geographic area, depending on a review of the overall mission of the Government agency to be housed in the space. Modern office space and facilities in an office building, fully serviced and altered to Government specifications are required. Space offered must meet U.S. Government fire safety requirements and handicapped accessibility standards. The General Services Administration will not be using any tenant broker to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building's ownership.
