- This procurement is for the Tenant Alterations & Ceiling, Lighting, HVAC Improvement at the J. C. Kluczynski Federal Building in Chicago, Illinois. Scope of work includes but is not limited to, the demolition of an abandoned cafeteria kitchen area including slab-to-slab concrete block walls, walk-in refrigerators, exhaust hoods and ductwork, and plumbing fixtures. The area (approximately 3000 square feet) will be renovated to office quality space with new ceiling/lighting systems, a new variable air volume HVAC system, new perimeter floor-mounted fan-coil units, new partitioning, and new electrical/phone/data circuits and outlets. Other areas on the second floor will be renovated with new ceiling and lighting systems and by upgrading the constant volume air distribution system to variable air volume. Project will include new Lonworks direct digital controls on all new and existing VAV boxes. The second floor is served by a dedicated air-handler located two levels below grade. This air-handler will be retrofit with variable frequency drives. The project will be constructed in two phases. The new office space in the northeast corner of the floor will be constructed in the first phase, and the tenant (GSA Property Manager?s Office), will be relocated into the space from the north and northwest area of the second floor. The space vacated by the Property Manager?s Office will be Phase II and will consist of shell-type improvements (ceiling, lighting, HVAC). The work will be performed at the J.C. Kluczynski Federal Building, 230 South Dearborn Street, Chicago, Illinois 60604. Contract completion time is 150 calendar days from receipt of notice to proceed. This is a negotiated procurement NOT sealed bid, and is set-aside for small business concerns. The North American Industry Classification System (NAICS) Code is 236220 with a small business size standard of $28.5 million. The estimated cost range is between $500,000 and $1,000,000. The solicitation CD will be available on or about July 21, 2003. General Services Administration, PBS, Great Lakes Region, Property Management Division, Contract Services Branch, 5PMC, no longer issues construction solicitations via the Federal Business Opportunities website http://www.fedbizopps.gov. The subject solicitation includes Sensitive But Unclassified building information (SBU). For reasons of security, before the release of SBU information, the requester must complete and sign the attached Document Security Notice to Prospective Bidders/Offerors. In addition, all of the following information must be submitted and/or provided by the requester via the spaces provided in the Notice. 1. Copy of business license 2. Company's Dun and Bradstreet number 3. Valid Tax Identification Number. For persons picking up the SBU documents in person, a valid picture state driver's license is required. The Notice shall be submitted to the point of contact cited herein. No telephonic or e-mail requests will be accepted; however facsimiles will be accepted. After verification of the preceding information, the requester will be designated as an authorized user and a copy of the solicitation will be released in compact disc (CD) form to the requester.
