- Description
- REQUIREMENT: The US Government seeks to lease approximately 10,000 rentable square feet of office and related use space. Rentable square feet must yield approximately 8,852 ANSI/BOMA usable square feet, available for use by Tenant for personnel, furnishings, and equipment. Space must be on one level, contiguous and have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other, and must be no more than 2 feet square. The Government reserves the right to reject space adjacent to or in the immediate vicinity of railroad tracks or bridges/overpasses. New construction must be at least 50 feet from street, unsecured parking/alleys, and adjacent properties. LOCATION: Property must be located within the Central Business Area (CBA) of Owensboro (per City?s correspondence dated 6/13/03) or must be within or fronting the following boundaries: North: Parrish Avenue; South: Southtown Boulevard, J.R. Miller Blvd., U.S. 60; East: Highway 231; West: Carter Road ; First consideration is given to properties within the CBA Historic district and the CBA, in this order. Properties must be located outside of the 100 year flood plain. REQUIRED: All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. OCCUPANCY/LEASE TERM: Space is required by approximately October 1, 2004. The Lease term is ten (10) years, with the Government having cancellation rights after five years.
