Description
This synopsis is issued for planning purposes only and for those companies who are registered 8(a), HUBZone certified, or combination of both, whose primary NAICS code is 531312. This office anticipates issuance of a solicitation for non-residential assistant property management services. The government is soliciting information to determine the availability of capable contractors who can provide the following qualified non-residential property management services who have managed a million square foot complex whose tenants may be judges and multiple agency regional offices of approximately 3500 to 4000 tenants. The property management company must have the demonstrated experience, at a minimum, with: 1) Very intricate and complicated operating plants up to four 1250 ton chillers, and three hot water boilers, multiple pumps and associated equipment. 2) Managing this size of a complex to include operations and maintenance experience of property automated systems; Heating, Ventilation and Air Conditioning (HVAC) systems; and all other Mechanical, Electrical and Plumbing systems, including material handling and life safety systems for a building this size. 3) Emergency preparedness plans and occupant emergency plans for at least 4000 tenants. 4) Individual property managers employed by the company must be BOMA certified (RPA and SMSA). The anticipated period of performance will be one-year with four one-year option periods. Request contractors interested and capable of performing this service to submit the following information: Name and address of company, Company point of contact, Telephone number, Fax number, E-mail address(s), and identify if disadvantaged, HUBZone, or women-owned, or 8(a). For purposes of this Request for Information (RFI), the North American Industry Classification System (NAICS) code is 531312; size standard is $1.5 Million. The capability package must be clear, concise, and complete and submitted to the buying office and Contracting Officer noted above no later than June 13, 2003. Please limit the capability package to no more than ten (10) pages in length. Your statement of capabilities must include, at a minimum, 1) business class and size (e.g. HUBZone, 8(a), etc.), 2) company profile including number of employees, locations, and information demonstrating experience as required above, 3) current contract references relevant to this requirement, and, 4) a positive statement that your firm intends to propose on this acquisition.
