Description
NOTE: THIS IS A REVISION TO A PREVIOUS ADVERTIMENT POSTED ON DECEMBER 23, 2002. REQUIREMENT: General Services Administration is interested in leasing approximately 28,000 net rentable square feet, which will produce minimum of 24,350 BOMA usable square feet within an existing facility. First floor space is preferred. If first floor space is not available, 2nd floor space will be considered. The space will be occupied by Social Security Administration Tele-service Center. LEASE TERM: 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous and on one level without being split by a public corridor or firewalls. First floor space is preferred, however if first floor space is not available, contiguous upper-floor space may be an acceptable alternative if approved by the GSA contracting officer. If the space is located on the 1st and 2nd floor, a minimum of two handicap accessible elevators must be available for service (one may serve as a freight elevator). Ceiling heights must be at a minimum of 10 feet to a maximum of 11 feet measured from the floor to the lowest obstruction. Space offered must have potential for efficient layout and should not be ?U? or ?L? shaped. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should be located in a professional office setting. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. The Government requires a fully serviced lease including 105 parking spaces (2 of which must be reserved) on site. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Subleases will not be considered. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: NW Green Oaks Boulevard/W North Carrier Parkway EAST: S Carrier Parkway SOUTH: Bardin Road WEST: Matlock Road EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
