Description
17. The construction consists of replacing the heating, ventilating and air conditioning system for Building 51; a 18,500 square foot microbiology laboratory that contains a basement and mechanical mezzanine of equal area. This project involves the mechanical system renovation of the entire building except for 2100 square feet of administrative space in the northeast corner of the building. Architectural renovations consist of: (i) removing one wall and an abandoned cooler room and installing a new wall to make 2 labs approximately the same size; (ii) removal of existing fume hoods and their associated base cabinets (where applicable) with minor additional cabinet and counter top modifications are required to make these fume hood changes complete; (iii) replacement of doors into two rooms; (iv) addition of an exterior door for mezzanine unit access; and (v) patch and repair of floors. As required for mechanical renovations, all ceilings will be removed on the main floor of the building and new suspended ceilings will be installed. Mechanical demolition consists of removing the entire HVAC system, including all air handling units for each lab, a large roof-top fresh air pre-conditioning unit, associated chilled and steam piping, ductwork and controls. The fume hoods and their individual exhaust fans and ductwork will also be removed. The new mechanical system will consist of three heat recovery units utilizing air to air heat exchangers to serve the main floor labs. The new air system will consist of a complete variable air volume system controlled by direct digital controls interlocked with the campus energy management system. A new fan coil unit will serve the electrical platform area in the mezzanine. All fume hood exhaust and general exhaust will be manifold into a common exhaust that will run back through the heat exchangers and exhausted through the roof. New chilled and hot water piping will be installed to serve the air handling units and reheat coils. A new, complete hot water system including steam to hot water converters and pumps to serve for heating. The plumbing consists of replacing all the domestic water piping in the basement. A portion of the existing building drain located in the metal grate covered trench will be replaced. The water, drain and lab gas connections for the fume hoods will be reworked to accommodate new fume hoods, some in same locations and some in different locations. The steam to hot water converter will be replaced for the domestic hot water system. The new fire alarm system consist of providing a new panel, smoke detectors, horns and strobes in the entire building including the mezzanine and basement. Electrical consists of providing a new panel board to supply power to the new mechanical equipment. The new panel will be fed from an existing feeder serving the motor control center, which will be removed upon completion of the project.
