Description
General Services Administration, Public Building Service, Northwest Region 10, Customer Operations & Support Team has a requirement for a Multiple Award Indefinite Delivery/Indefinite Quantity solicitation for Operations, Maintenance & Related Services. Region 10 has over 9.3 million square foot of rent-able space at approximately 130 assets located in Alaska, Washington, Oregon and Idaho. These assets include a variety of building types and locations in various settings, ranging from a complex high-rise in downtown Seattle, to remote locations such as Tok, Alaska. This Multiple Award contract will be used to obtain any necessary operation, maintenance and related services required in our region. Firms established on the Multiple Award will be provided an opportunity to submit proposals for task orders that are issued for required services. The initial phase 1 task orders include the following locations: 1) Boise US Courthouse, approx 274,000 sq ft, Boise Idaho; 2) Federal Building, approx 48,000 sq ft, Baker City, Oregon; 3) Richland Fed..Bldg/USCH/USPO, approx 373,000 sq ft, Richland, Washington; 4) Oroville Border Station, approx 53,000 sq ft., Oroville, Washington; 5) Federal Building, approx 28,000 sq ft., Coeur d'Alene, Idaho; 6) Reserved 7) Eugene Federal Bldg., approx 108,000 sq ft., Eugene, Oregon; 8) ALCAN Border Station, approx 90,000 sq ft., Tok, Alaska; 9)Fairbanks Federal Building, approx 200,000 sq ft., Fairbanks, Alaska; 10) Petersburg Federal Bldg., approx 12,000 sq ft., Petersburg, Alaska; 11) Juneau Federal Building/USPO/USCH, approx 351,000 sq ft., Juneau, Alaska; 12) New U.S. Courthouse, approx 615,000 sq ft., Seattle, Washington, & 13) Boise Federal Bldg/USPO, approx 68,000 sq ft., Boise, ID. Phase 1 Task Orders will be released with the Multiple Award solicitation. Task Orders in phase 2 (estimated release in 6 months) could include: various border stations; several assets in Spokane WA; the Auburn Administration Building and complex and/or Tacoma Union Station in the Seattle metropolitan area. In addition to our Region 10 requirements, we reserve the right to use this Multiple Award ID/IQ contract for requirements of other GSA Regions, and/or other government agencies throughout the nation. Operation & Maintenance requirements include (but not limited to) management of O&M services; operations of facility systems & equipment; performance planning; management of equipment and repair program; documentation; record keeping & reporting; communication with tenants to insure customer satisfaction; providing technical expertise; maintaining equipment inventory; warranty compliance; and integration with other building service functions. Work excluded from this contract is vertical transportation systems (elevators), fire alarm monitoring service, and tenant agency equipment (computers, office furniture, special program equipment, office machines, systems furniture lighting and/or copier equipment). The period of the basic contract will be five (5) years. Procurement will contain contract terms and conditions for commercial items with a performance work statement that describes what. Contractors will be expected to submit a proposal that reflects who, why and how. Under this solicitation, there is no guarantee of work. The government reserves the right to utilize other procurement methods to obtain services. This standing multiple award solicitation will be an unrestricted, full and open competition. GSA will evaluate proposals under each individual task order for socio-economic participation.
