Description
United States Government Seeks Sources for Leased Office and Related Space The United States Government is seeking to lease office/warehouse and related space consisting of approximately 16,350 square feet of rentable space. Rentable space must yield approximately 10,550 usable square feet of office space and 4,300 usf of warehouse space, available for use by the United States Department of Agriculture in Reno, NV for personnel, furnishings, and equipment. All space must be located on a contiguous Ground Floor. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within ? mile of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 1 mile. Space must be located in a prime commercial district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. All offers, whether new construction or existing building space, are required to meet the Interagency Security Committee (ISC) criteria of a 50-foot setback from streets and employee/public parking. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. Building and space offered must conform to the seismic standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) ?Minimum Design Loads for Buildings and Other Structures?. For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the ?Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary?, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. THE PROPERTY MUST BE LOCATED WITHIN THE GEOGRAPHIC AREA FORMED BY THE FOLLOWING BOUNDARIES: North ? Mill St. West ? I-395 to intersection of S. Virginia Street (Hwy 395) thence to Mt. Rose Hwy.(SR 431) and Comstock Hwy (SR 341) East ? South McCarran Blvd (SR 650), thence Longley Lane, thence Mira Loma Rd. as extended to the intersection of Mira Loma Rd. and Steamboat Creek, Steamboat Creek to the intersection of Crane Ditch thence to the intersection with Comstock Hwy (SR 341) South ? Comstock Hwy. (SR 341) LEASE TERM: 10 years, 5 years firm for existing building space. 15 years, 10 years firm for new construction. OCCUPANCY: Space must be ready for occupancy no later than January 2, 2004 for existing building space and within 16 months from award for new construction. EXPRESSION OF INTEREST MUST BE IN WRITING AND SHOULD INCLUDE THE FOLLOWING: 1) Building name and Address 2) Available or proposed rentable square, feet, floor identification and rentable square feet per floor 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Asking rental rate per rentable square foot. Any other charges not included in rental rate 6) Number of secured parking spaces available 7) Roster of tenants 8) Site plan, building floor plans and photograph 9) Date space is available 10) Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. Submissions by other than the owner or manager of property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
