Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASE LOCATION. The U.S. Government is conducting a competition for 12,108 rentable square feet of office and related space. The U.S. Government will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI office area square footage must yield a minimum of 10,529 to 11,007 square feet of contiguous office and related space in the City of Sells, Arizona for use by the Department of Homeland Security-U.S. Customs Service for personnel, furnishings, and equipment. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations, as well as agency mission and other factors will be considered. **Please speak to the point of contact for agency special requirements.** LEASE TERM: 10 years, 5 years firm. OCCUPANCY: Space must be ready for occupancy by June 30, 2004. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: Within the city limits of Sells, Arizona. OFFERS: Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. Space offered must be in quality, modern office building and conform to fully meet seismic safety standards. New construction must conform to the seismic standards for new construction of the current edition of the International Conference of Building Officials? (ICBO) ?Uniform Building Code (UBC),? the Building Officials and Code Administrators (BOCA) ?National Building Code,? or the Southern Building Code Congress International (SBCCI) ?Standard Building Code.? Existing construction will be evaluated to determine if the building fully meet Interagency Committee on Seismic Safety in Construction (ICSSC) RP 4, ?Standards of Seismic Safety for existing Federally Owned of Leased Buildings.? EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: (1) Building name and address, (2) Rentable square feet and rentable rate per square foot, (3) Method of measurement used to determine the rentable square feet, and (4) Common area factor(s) for available space.
