Description
The General Services Administration (GSA) is seeking to lease office and related space consisting of approximately 5,760 square feet of rentable space along with 4 reserved outside parking spaces and 3 plus 1 handicapped for visitors. Rentable office space must yield 5,009 to 5,509 occupiable square feet, available for use by Tenant for personnel, furnishings and equipment. The space offered must be contiguous. Elevator must be provided if space offered is located on the second floor or higher. First floor space is preferred. Lease Term: 5 years, 4 firm. Desired Occupancy Date: December 1, 2003 Area of consideration is within the following boundaries in Sacramento, CA: Within one-half mile of U.S. 50 from Watt Avenue to Sunrise Boulevard (see delineated area map) North  ? mile from I 50 South  ? mile from 150 East - Sunrise Blvd West  Watt Avenue Space must be located in an office, research, technology or business park that is modern in design with a campuslike atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development wellmaintained and in consonance with a professional image. The building offered must conform to the 1976 Edition of the UBC for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials will not be considered. A fully serviced and handicapped accessible building is required. The building must not be located in a 100-year flood plain.
