- Description
- U.S. GOVERNMENT WANTS TO LEASE SPACE IN JACKSONVILLE, FL AMOUNT: Approximately 12,160 square feet of rentable office and related space for use by Tenant for personnel, furnishings, and equipment. Rentable space must yield between at least 10,575 ANSI/BOMA office area square feet (usable). LOCATION: Space must be located within the following delineated area: North: I-295 and Route 9A East: Route 9A South: Atlantic Blvd to Arlington Expressway to I-95 to I-10 West: I-295 Space must be located in a prime ?Class A? commercial district if in the central business area; or in an office, research, technology or business park that is modern in design with a campus-like atmosphere if located outside of the central business area. Industrial/warehouse buildings are not acceptable nor are areas where they are located. REQUIRED: All services, supplies, utilities, and tenant alterations/improvements. Space must include 14 inside secure parking spaces, 15 employee parking spaces onsite, 5 visitor parking spaces, inside sally port with overhead door, contiguous space all on ground floor, expansion space for up to 2,500 ANSI/BOMA office area square feet, interior column spacing of at least 25 feet, and installation by lessor of a rooftop antenna or satellite dish. Space must have a minimum 50? setback from the closest curb and property boundaries. Space must not be in close proximity to religious institutions, public or private schools or daycare centers. Space must not adjoin residential properties. TERM: fifteen (15) years with ten (10) years firm.
