- REQUIREMENTS: General Services Administration Is Interested In Leasing Approximately 3,450 Net Rentable Square Feet Which Will Produce Approximately 3,000 BOMA Usable Square Feet for The U.S. Court of Appeals. Onsite Parking Is Required In Accordance With Local City Codes With No Additional Cost To The Government And 1 Parking Space Is To Be Assigned For Official Use For A Total Of 6 Covered Parking Spaces. LEASE TERM: 10 years, 5 Years Firm For Existing Space. LOCATION/DELINEATED AREA: EAST: Broadway NORTH: Sunset Rd East to Jones-Maltsberger, South to Oblate Drive to WEST: San Pedro SOUTH: Mulberry Avenue SPECIAL REQUIREMENTS: Space Will Include:  Minimum Of Three Duress Alarms Within The Space And Capabilities For The Standard Security Package.  Capabilities For CCTV Monitor At The Main Entrance Into The Space, As Well As Monitors Within The Space.  Electric Door Release Package At The Main Entrance.  High Speed (T-1) Connection.  Building Should Have A Fire Alarm And Sprinkler System.  Floor Load Must Accommodate Library Shelving And High Density Filing System.  Two Means Of Entrance And Egress From The Space Are Required.  Plumbing Requirements Within The Space Include A Private Toilet, A Unisex Toilet Room For Staff, And A Break Room Which Will Include A Sink And Dishwasher.  All Occupied Spaces Should Have Natural Light.  Direct/Indirect Pendant Lighting Should Be Used In All Occupied Spaces. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building Name And Address 2) Square Footage Offered 3) Method Of Measurement Used To Determine Rentable Square Feet. 4) Name, Address, And Telephone Number Of Individual To Be Contacted 5) Evidence Of Authority To Represent The Owner.
