- The Government is interested in leasing approximately 9,358 rentable sq.ft. yielding 8,137 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in WHITEVILLE, NC. This space is required no later than DECEMBER 4, 2004. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: Flowers-Pridgen Dr., Brick Yard Rd., Warrior Tr.; EAST: Spivey Rd. to Jefferson St. east, to Davis Ave. south, to Blue Jean Rd. east, to Tram Rd., south to Maultsby St., south; SOUTH: Main St. west to Franklin St. to Lee St. north to Main St. west; WEST: Powell Blvd. including College St. and the corridor between College St. and Washington St. including and ending at Spruce St. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class ?A? type construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate 26 employee vehicles plus 39 customer parking. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility curtain wall to the curb unless waived by the Contracting Officer.
