Description

The Federal Government has a requirement to lease office space consisting of approximately 5800 rentable square feet. The space must be on the second floor or above and be contiguous on one floor. Rentable space must yield a minimum of 5,050 usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings or build-to-suit locations will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the U.S. Customs Service. Such space shall be ready for occupancy no later than May 1, 2003. The government is seeking a lease term of 10 years firm with 2 five year options. Space offered must be located within the following delineated area: River Drive North on the North & West, 10th Ave. to the South and 9th Ave. on the East. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
