Description
US GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 2,692 ANSI/BOMA Office Area sq. ft. of Class A office and related space in Pensacola, FL.. The space is to be occupied by the Administration Office of The U.S. Courts (AOC). The space to be occupied requires approximately 3,096 rentable square feet (RSF), and must yield approximately 2,692 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: There must be adequate public parking within a two block radius of the office. Space must be contiguous and located on one floor upper space must meet GSA lease requirements. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy the leased space and building shall meet the requirements of ADA, the National Fire Protection Act and local fire codes. The successful Offeror and/or its contractors to ascertain compliance with NEPA and other applicable regulations shall inspect the site. Site must be located outside the 100-year flood plain. New construction will not be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Location: Space must be located within the following geographic boundaries of Pensacola, FL: North: Belmont St.; South: Hickory ST; West: DeVilliers St., East: Alcaniz St. Lease Term: The lease term shall be for 10 years, 5 year firm term, termination and renewal options will be stated in the Solicitations for those offerers whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date will be by November 17, 2003 Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered. Offeror shall provide a flood plain map describing flood plain information pertaining to past use, and identify property as it ranks as an identified flood plain area (e.g. A,B, C etc..) or as required by state and local codes.. Provide floor Plan (total floor) and identify designation location to be occupied.
