- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Lakewood, Colorado The Federal Government has a requirement to lease office space consisting of approximately 2,875 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. Rentable space must yield 2,500 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Approximately 10 parking spaces are also required for employees and visitors. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Such space shall be ready for occupancy approximately January 1, 2003. The government is seeking a lease term of 2 years firm. Space offered must be located within the following delineated area in Lakewood, CO: North boundary: Colfax Avenue; South boundary: Yale; West boundary: Simms; East Boundary: Sheridan. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
