Description
THE UNITED STATES CUSTOMS SERVICE Is seeking Office, Warehouse, Light Industrial, and Outside Storage Space for Lease in the Jacksonville, Florida area (including Clay, Duval, Nassau and St. Johns Counties) Facility: Suitable existing, or build-to-suit, space of approximately 50,000 square feet of rentable space is required. The facility must yield a minimum of 47,500 occupiable square feet to a maximum of 48,500 square feet; which include 8,300 square feet of office space, 19,400 square feet of warehouse, 20400 square feet of light industrial, 50,000 square feet of fenced outside storage, and on-site parking for 50 vehicles. The site should be capable of expanding to double the current requirement. The light industrial space will be used for marine vessel maintenance and repair functions. The light industrial space includes a machine shop, electronic shop, wood shop, vinyl shop, vinyl work bay, engine maintenance bays, outfitting bays, dynamometer test cell, fiberglass work bays, and spray paint facilities that must meet all code, EPA, and OSHA requirements. Road access to accommodate large vessel transports, and sufficient dock and door openings for boats/trailers typically measuring up to 55? long, 12? beam, and 13? 6? height (keel to top of superstructure) are required. The facility must be within a combined 75-minute drive, boat launch, and water transit to the open ocean. It is desired to have an airfield capable of supporting UH-60 helicopter and Cessna Citation operations within a 15-minute drive. Services: All services and utilities shall be included as part of the rental consideration. Term: Seeking a twenty (20) year lease, with a ten (10) year firm term, with two 5-year options. Occupancy is preferred no later than August 14, 2003, but will consider offerors who can meet the above described requirements within 270 days after date of award.
