Description
AMOUNT: A minimum of 900 ANSI/BOMA usable square feet of office and related space. To be delivered by May 1, 2003. LOCATION: First Consideration will be given to historic properties and locations within the Central Business Area (CBA) of Greenville, NC. If none are available, non-historic properties will be considered in the CBA. All others within the expanded delineated area described below will be considered if adequate competition is not found in the CBA. Greenville: Bounded on the West by Allen Road, from the intersection of Allen Road and US 264 Business, with the meander of Allen Road in a southerly direction to the intersection with Rt. 13, following Rt. 13 in a southwesterly direction to the intersection of County Rd. 1128 (Davenport Farm Rd.), following this County Rd. 1128 easterly to the intersection with Rt. 11, thence in a southerly direction along said Rt. 11 to the intersection with West Main St., following W. Main St. to the intersection of South Mill St., thence southerly on S. Mill St. to the intersection of West Cooper Street., east on W. Cooper St., which becomes East Cooper St. (also known as County Road 1711) in a generally easterly meander to the intersection with Rt. 43, crossing said Rt. 43 and extending along County Rd. 1774 on the west side of said intersection to Old Tar Road, heading generally north on Old Tar Road to the intersection of Portertown Road and turning northwest on Portertown Road, following the meander of said road as it curves around to the northeast and to the intersection with Rt. 33, and following said Rt. 33 generally northward to US 264 Bypass, following US Rt. 264 Bypass as it arcs around the northern part of the city to the intersection of US 264 Business, thence in a generally easterly direction to the intersection of Allen Road, the point of origination. REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. TERM: The Lease term is 10 years, 5 years firm.
