Description
OFFICE SPACE WANTED: The U.S. Government is seeking quality, first class, fully serviced office space in the central business district of the City of Minneapolis, Minnesota, to house the Internal Revenue Service. The building must be skyway connected. The total rentable space required is approximately 10,000 square feet and must yield a minimum of 9,200 BOMA usable square feet to a maximum of 9,950 BOMA usable square feet. The building must be able to provide approximately 4,500 contiguous BOMA usable square feet on the skyway level of the building. The balance of the space will be contiguous and located on a floor above the skyway level, preferably directly above the skyway space and readily accessible to it. Parking for twenty two (22) Government owned law enforcement vehicles will also be required and must be located within one block of building, within the building preferred. The parking must be secured, with controlled, limited access (not public parking). Parking for employees and visitors must be located within two blocks of the building, and provide for handicapped accessibility to the building. The Lease Term will be: Ten (10) years, the first five (5) being firm, with cancellation rights thereafter. Occupancy is desired by October 15, 2003. Any proposed space must provide for efficient space layouts, comply with Americans with Disabilities Act provisions, and meet the Federal Government?s standards for Fire Safety and Handicapped Accessibility. Brokers or agents may represent the prospective landlord but any properties or proposals submitted by brokers/agents must be accompanied by written evidence they are authorized to represent the building?s ownership.
