- As an alternative to seeking new space the government will negotiate with the lessor at the current location for approximately 26,490 rentable square feet which equates to 30,464 BOMA usable square feet of office, food service, conference room and training rooms with twenty-five surface parking spaces. Location: Bounded on the North by Interstate 285, the Chattahoochee River, Johnson Perry Road, Mount Vernon Highway, Chamblee-Dunwoody Road and Interstate 285; On the East by Interstate 85, Piedmont Avenue and the Downtown Connector (I-75/85); on the South by Memorial Drive and Peachtree Street; and on the West by Spring Street, the Norfolk Southern Railroad, Mitchell Street, The Railroad, Simpson Street, Techwood Drive, Mills Street, Williams Street, The Downtown Connector, Interstate 75 and Northside Parkway; Interstate 285, the point of the beginning. City Center of Neighborhood: Offerors should consider the costs for relocation, telecommunications and tenant improvements. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Required: All services, supplies, utilities, and tenant improvements to be provided as part of the rental consideration. Occupancy: The space is required on or before March 31, 2003. Term: The lease term will be for ten years, five years firm.
