Description

The U.S. General Services Administration (GSA) is interested in leasing approx. 31,600 rentable sq.ft. of space to yield 27,479 usable square feet of space. Occupancy date will be no later than December 1, 2003. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North by Marietta Parkway from I-75 to Fairground St.; East by I-75 from South Marietta Parkway to North Marietta Parkway; South by South Cobb Drive from Fairground Street to Hwy 41 (N. Cobb Pkwy); Hwy 41 to Franklin Road; Franklin Road to S. Marietta Pkwy; South Marietta Parkway to I-75 and West by Fairground Street from N. Marietta Parkway to South Cobb Drive. Unique Requirements: Space offered must in the same building and preferably on the first floor. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be ?U? or ?L? shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with a minimum of 158 on-site assigned parking spaces for visitors or in accordance with local code whichever is greater. A 50 ft. setback for new construction is required from the curb of the street to the front curtain wall of the building.
