- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Aurora, Colorado The Federal Government has a requirement to lease office space consisting of approximately 15,897 BOMA rentable square feet. The space must be contiguous on one floor, preferably ground floor space. Rentable space must yield 13,824 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Social Security Administration. Such space shall be ready for occupancy approximately June 1, 2003. The government is seeking a lease term of 10 years with 5 years firm. Space offered must be located within the following delineated area in Aurora, CO: North boundary: 2nd Avenue; South boundary: Iliff Avenue; West boundary: Sable Boulevard; East Boundary: Tower Road. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
