Description
REQUIREMENT: General Services Administration is interested in leasing 10,626 net rentable square feet, which will produce 9,240 BOMA usable square feet. The space will consist of approximately 940 square feet of office and conference area, 500 square feet of laboratory and clinic area, 400 square feet for light industrial use, 2,400 square feet of Warehouse storage and 5,000 square feet of Wareyard. The space will be occupied by the USDA-APHIS WILDLIFE SERVICES. LEASE TERM: 10 years firm. UNIQUE REQUIREMENTS: Office and related space (attached warehouse/storage/workshop) must be contiguous and on one level without being split by a public corridor. First floor space is required. The space with attached warehouse space shall provide for safe storage of traps, pesticides, toxicants, firearms, explosives, and other flammable/hazardous materials required for efficient program delivery. Safe storage areas and 24-hour, 7-day access is required. The Government requires a fully serviced lease including 10 parking spaces on site or within 300 feet of the building. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. New construction will require a 50-foot setback from any vehicular traffic including visitor or non-secured parking. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. Along a section of I-67/167 bordered on the south by Trammel Road / Wildwood Avenue and approximately two (2) miles north of Kiehl Avenue where the new bypass interstate is currently being constructed. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawing of space offered 3) Square footage offered 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
