- U. S. General Services Administration Seeks Sources for Leased Office Space in Irving, Texas Requirements: U.S. Government is seeking to lease approximately 2,453 usable square feet of Class A office and related space in Irving, Texas to be occupied by the Social Security Administration ? Office of Inspector General. All services, supplies and utilities will be provided as part of the rental consideration. The space must conform to GSA requirements for fire and life safety and handicap accessibility. No asbestos containing fireproofing or insulation materials, whether friable or non-friable, will be permitted. All buildings are subject to asbestos and polychlorinated biphenyls (PCB?s) inspection and testing procedures. Ground floor space will not be considered. Building must provide non-public access to space, and eight (8) structured parking spaces. Location: Offered properties must be within the following boundaries- North Side by State Hwy 114/Spur 348, on the East Side by Loop 12, on the West Side by State Hwy 161 and the South Side by State Hwy 183. Lease Term: The lease term shall be for 5 years firm. Occupancy: Occupancy is required not later than January 1, 2003 Expressions of interest should include the following: 1. Building name and address 2. Owner, Property Manager or Owner?s Representative name, address and phone number. 3. Rentable square feet (RSF) offered and RSF rental rate. 4. RSF rate for ?as is? space and any standard TI?s offered. 5. Method of measurement used to determine rentable square feet. 6. Common Area Factor(s) for available space by floor, if applicable. Written responses are required no later than September 20, 2002; verbal responses will not be considered. Arrangements will be made for inspection of properties within two weeks of the aforementioned due date.
