- Description
- The General Services Administration is conducting a market survey to determine interest in constructing a building in McAllen, TX. Description: The building is required to provide a minimum of 49,425 rentable square feet which yields 35,000 to 37,000 BOMA usable square feet of office and related space. A separate 15,000 square foot warehouse will also be constructed. The building will house the Drug Enforcement Administration (DEA). A total of 140 secured, structure parking must be provided on site. The minimum floor plate size for this purpose is 18,000 BOMA usable square feet. For security purposes, a set back of 100 feet from all public access roadways is required. Requirements: The site for the building shall be within the designated delineated area: Northern Boundary: Trenton Road; Western Boundary: 23rd Street; Southern Boundary: Business 83; Eastern Boundary: Sugar Road. Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. The Solicitation for Offers will be issued in January of 2003 to parties expressing interest in this project. Term: Lease term will be twenty (20) years with fifteen (15) years firm term.
