- Description
- REQUIREMENT: The U.S. Government is seeking to lease approximately 21,693 rentable square feet office and related space in Hialeah, Florida. The rentable space must yield 18,863 usable square feet. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The building footprint / floorplate must not exceed a two to one (2:1) ratio. LOCATION: Offered properties must be located in Hialeah, Florida within the following delineated areas: WEST: 87th Avenue (West 28th Avenue), SOUTH: Highway 27, NORTH: Palmetto Expressway (heading east, then south, continuing east as Northwest 154th Street), EAST: State Road 823. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Secured parking is required per local code and ordinance. Space must be ready for occupancy on August 1, 2003. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
