- U.S. GOVERNMENT SEEKS LEASE SPACE IN FORT SMITH, AR SFO OAR0040 REQUIREMENT: General Services Administration is interested in leasing 11,998 net rentable square feet, which will produce 10,433 BOMA usable square feet. The space will be occupied by the Social Security Administration Office of Hearings and Appeals. LEASE TERM: 10 years firm. UNIQUE REQUIREMENTS: Office space must be contiguous. Space offered must have potential for efficient layout;; Space should be located in a professional office setting and not within close proximity to residential areas., The Government requires a fully serviced lease including 2 surface parking spaces. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. LOCATION: Offered properties must be located within the Fort Smith, Arkansas City limits. In keeping with Executive Order 1072 first consideration will be given to properties within the Central Business Area (CBA) as defined by the City of Fort Smith, Arkansas. In accordance with the Competition in Contracting Act, General Services Administration (GSA) will consider whether the CBA provides adequate competition for the subject-leased space acquisition. GSA will consider other offered properties within the city limits, if space is not identified within the CBA, which can satisfy the requirements of the agency, or adequate competition is not available within the CBA. The intent of this advertisement is to initiate a market survey, and to discover appropriate available properties within the Fort Smith City Limits both inside and outside the CBA. ALL EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) One-eighth inch scale drawing of space offered 3) Square footage offered 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA).
