Description
THIS MODIFICATED NOTICE IS BEING POSTED TO DOCUMENT THE CORRECTED DELINEATED AREA OF SEARCH AND THE EXTENDED TERM OF THE LEASE. REQUIREMENT: The United States Government desires to lease office and storage space consisting of approximately 9,902 square feet of rentable space. The rentable space must yield a minimum of 8,201 to a maximum of 8,611 occupiable square feet, available for use by tenant for personnel, furnishings and equipment. The Government requires 4 designated parking spaces for government vehicles. The space is needed within the following boundary of Springdale, Ohio. LOCATION: WEST: RT 4 exit 41 off I275, north of Crescentville Rd - Butler County, EAST: Cincinnati Dayton Road - Butler County, SOUTH: Crescentville Road - Butler County, NORTH: Union Centre Blvd - Butler County. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The space must meet the Federal Government?s standards for Fire Safety and Handicapped Accessibility. Square footage must be located on contiguous floors. Occupancy is desired by October 1, 2002. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 3 years. The U.S. General Services Administration does not use tenant brokers to represent the Government in lease negotiations or transactions. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building?s ownership.
