Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN LINCOLN, NEBRASKA AMOUNT: The General Services Administration (GSA) desires to lease approximately 28,225 rentable square feet of office and related space. The rentable space must yield 24,543 to 25,770 usable square feet available for use by tenant for personnel, furnishings, and equipment. The usable requirements are as follows: Office 9,413 sq ft; Laboratory and storage 2,130 sq ft; Warehouse 3,000sq ft; Fenced wareyard 10,000 sq ft. The wareyard must also include space to park twenty (20) vehicles. Forty-eight (48) additional parking spaces are required on-site for employees and visitors. TENANT: U.S. Geological Survey LOCATION: Offered space must be within the following delineated area: Inside the area bordered by McKelvie Road on the north; North/South 98th Street on the east; Yankee Hill Road on the south; NW/SW 56th Street on the west. REQUIRED: All services, supplies and any tenant alterations are to be provided as part of the rental consideration. The space must be located in a quality building of sound and substantial construction. Surroundings must be attractive, prestigious, and professional with a prevalence of modern design and/or tasteful rehabilitation in modern use. Buildings that are located in a base flood plain will not be considered. The space offered must conform to GSA requirements for fire and life safety, handicap accessibility, and indoor air quality. All offers are subject to asbestos and polychlorinated byphenols (PB?s) inspection and testing procedures. Space must be contiguous and located on the ground floor. One (1) automatic, sectional overhead door that clears 12? H x 10? wide is needed in warehouse to accommodate 40? truck and trailer. TERM: Occupancy is required by May 1, 2003. The lease will be for fifteen (15) years with the Government having termination rights after seven (7) years with ninety (90) days? written notice to Lessor.
