- Description
- Requirement: United States Government is seeking to lease Class A office and related space in Watonga, OK. The space is to be occupied by the Northwest Zone Fire Operations Center and requires approximately 3,200 rentable square feet (RSF), (1,530 RSF of office and related space and 1,700 RSF of warehouse space), with 1,500 RSF of Wareyard. The rentable space must yield approximately 2,810 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements: All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Act and local fire codes. The Government and/or its contractor to ascertain compliance with NEPA and other applicable regulations shall inspect the site. Site must be located outside the 100-year flood plain. No new construction will be considered. Location: CityWide. Lease Term: The lease term shall be for 10 years. Firm term of the lease, termination and renewal options will be stated in the Solicitations for Offers which will be issued to those offerers whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: Occupancy date will be by August, 2002. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered.
