Description
This Sources-Sought Notice is for the purpose of conducting a market survey. It is not a pre-solicitation notice. GSA is launching this market survey to determine the interest of contractors to serve as Construction Manager as Constructor (CMc) for the Prospectus Modernization of the Jackson Federal Building, Seattle, Washington. This Project includes the following kinds of construction work. 1) Seismically related structural improvements. 2) Elevator master controls and equipment replacement. 3) ADA based toilet room modifications. 4) Repair to Plaza membrane and paving. 5) Heating equipment installation. 6) Central chilled water system plumbing modification, main inlet air damper replacement, and new water main. 7) Limited new air handler systems and floor by floor air distribution system modification for smoke management, digital controls systems and fire alarm system modifications. 8) Electrical system house-keeping work and attention to the emergency operations. 9) Cafeteria improvements. Additionally, the Contractor will provide Occupant Services. The building is fully occupied and fully operation and must remain so throughout the life of the project. This will require the contractor to design and perform a program for the protection and relocation of the occupants as necessary to accomplish construction. Elevator improvements will require the acquisition of a supplemental agreement for the interim and continuing subsequent maintenance of the equipment. An existing Johnson Controls Inc., Metasys digital system, serves the building HVAC equipment. The Fire Alarm and Controls are Simplex, with some additional elements from a previous system. The building is fully sprinklered, and the structure is fire-protected with asbestos containing material. Performance period is approximately 36 months; construction expected to begin no sooner than February 2003. Magnitude of construction is $20,000,000 to $30,000,000.
