Description
THIS POSTING ACTS AS A REPLACEMENT FOR THE POSTING MADE ON JANUARY 11, 2002. REQUIREMENT: The U.S. Government is seeking to lease approximately 23,822 rentable square feet office and related space in West Palm Beach, Florida. Space may be provided in two separate areas of approximately 22,609 rentable square feet and 1,213 rentable square feet each. The rentable spaces must yield 20,715 usable square feet. Larger area must yield 19,660 usable square feet while the smaller area must yield 1,055 usable square feet. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. The building footprint / floorplate must not exceed a two-to-one (2:1) length-to-width ratio. LOCATION: Offered properties must be located in West Palm Beach, Florida within the following delineated areas: WEST: Military Trail, SOUTH: Okeechobee Boulevard south on Congress Avenue to Belvedere, NORTH: Cumberland Drive / 36th Street, EAST: US Highway 1 / Flagler Drive. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Secured parking is required per local code and ordinance. Space must be ready for occupancy on January 1, 2003. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years.
