Description
THE UNITED STATES GOVERNMENT IS INTERESTED IN LEASING SPACE IN THE SEATTLE METROPOLITAN AREA Description: General Services Administration is interested in leasing between 105,000 and 125,000 BOMA rentable square feet of office and related space in the Seattle metropolitan area for The Immigration and Naturalization Service. The Government requires a fully serviced rental rate including all services, supplies, utilities and alterations. The lease term will be for 20 years, with termination rights or options to renew after 10 years of occupancy. Proposals for existing buildings or new construction will be considered. Unique Requirement?s: The space shall be contiguous from the ground floor and shall not exceed six floors. The building requires a minimum setback of 30 feet from the finished curb and adjacent buildings/properties, be zoned for high public contact use, and have potential for future expansion. The space must comply with GSA?s fire, life safety and handicapped accessibility requirements. Regularly scheduled public transportation must be located within .125 mile of the site. Sufficient parking to accommodate a minimum of 300 daily commuters, visitors, and INS employees must be available within .20 mile. A variety of inexpensive, moderately priced fast food and/or eat-in restaurants and other amenities such as retail shops, banks, etc should be available within the nearby vicinity. Secured onsite parking for a minimum of 70 official vehicles and 3 parking spaces for large transportation buses are required. A secured and lighted Sallyport adjacent to the building measuring approximately 800 square feet with a secured corridor, lockable rollup gates, and other amenities capable of supporting one large bus is required. An outside sheltered area protected against the elements and attached to the entrance of the building is required to accommodate approximately 200 visitors. Location: Space must be within the following boundaries: Beginning on the North ? Denny Way; east to I-5, south on I-5 to the South Boeing Access Road, west to Pacific Highway South (99), south to 146th Street, west to Highway 509, north to Highway 99 to Marginal Way to Alaskan Highway South and terminating at Denny Way. Expressions of interest should be submitted in writing by owner(s), or authorized representative(s) of the owners(s) only no later than March 29, 2002. If interested parties responded to the previous request dated February 8, 2002, a new response is not required. The requirements mentioned herein are not all encompassing and may be subject to change at a later date.
