- NA We have a requirement for maintenance and repair of housing units at White Sands Missile Range, NM. There are approximately 558 housing units and 27 permanent party apartments. You will be responsible for service calls on a 24/7 basis (approximately 350 per month), operating a self-help store, maintaining the housing warehouse, limited renovations, preparation for occupancy turnovers and other maintenance by replacement. This requirement is being solicited using the multi-step procedures found at Federal Acquisition Regulation 15.202. An explanation of this process and the information you need to submit in response to this synopsis are located on our webpage at http://www.wsmr.army.mil/docpage/pages/sol_stat.htm. The submissions for this first step must be submitted by 2:00 PM MST on 25 Mar 2002. Submission must be made electronically to hoffmanam@wsmr.army.mil . Documents must be in a format that can be read by Mircrosoft Office 97 components. You are limited t o no more than 5 printed pages per criterion. It is anticipated that award will be made prior to 1 Jun 2002 with phase-in 1-30 Jun 2002 and full performance to begin 1 Jul 2002. Payments for these services will be made by VISA. A fixed-price level of effort contract will be awarded with a cost-reimbursable line item for materials, equipment and overtime and an over and above line item for work outside of the norm. The contract will also include award term provisions that will al low the potential term of the contract to be 15 years. The base period will be 3 years and the contractor will earn option years. In the 2nd year you can earn the 4th year by achieving a rating of VERY GOOD. In the 3rd year you can earn the 5th year wit h a rating of VERY GOOD. After that you must achieve a rating of EXCELLENT to earn options. The contract will also include award fee provisions. You will be required to return at least 60% of any earned award fee to your employees. This requirement is being procured as a small business set-aside. The North American Industry Classification System (NACIS) Code for Operations of Housing Maintenance is 233210 averaging annual receipts for the three fiscal years not to exceed $17.0 milli on.
