Description
General Services Administration (GSA) is interested in leasing office space consisting of approximately 12,995 square feet of rentable space. Rentable space must yield 11,300 to 11,865 BOMA usable square feet of office and related space for the Social Security Administration in Abilene, Texas. All services, supplies and utilities to be provided as part of the rental consideration. The space must conform to GSA requirements for fire and life safety and handicap accessibility. No asbestos containing fireproofing or insulation materials, whether friable or non-friable, will be permitted. All offers are subject to asbestos and polychlorinated biphenyls (PCB?s) inspection and testing procedures. LEASE TERM: 10 years, 5 years firm UNIQUE REQUIREMENTS: Office and related space must be on the ground floor, must be contiguous, and on one level without being split by a public corridor. Space should be highly visible and have easy access. The space should be no more than twice as long as it is wide and located on the ground floor. Parking for 68 vehicles is required. If onsite parking is not available, secure employee/visitor parking facilities must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. Regularly scheduled (throughout the day) public transportation must be available within 600 feet from the building entrance. LOCATION: Offered properties must be located within the City Limits of Abilene, Texas. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area.
